Areas in Lekki, Lagos: Full List and What Each Is Like

The areas in Lekki: Phase 1, Ikate, Jakande, Osapa London, Agungi, Chevron, Ikota and VGC, all in Eti-Osa LGA, with who each suits and indicative rents.

The areas in Lekki, in the order you meet them going east on the Lekki-Epe Expressway from the toll plaza, are Lekki Phase 1, Ikate, Jakande, Osapa London, Agungi, Igbo-Efon, Idado, Chevron, Ikota and VGC. Oniru sits just before them on the Victoria Island side, and Ajah and Sangotedo follow them to the east. All of these are in Eti-Osa Local Government Area; Ibeju-Lekki, further east again, is a separate local government. Adverts stretch the word “Lekki” over the whole corridor, so this guide takes the areas one by one and says what each is really like. The wider picture is on the Lekki area page.

The western end: Oniru and Lekki Phase 1

Oniru is a planned estate on the eastern side of Victoria Island. Strictly it belongs to the Victoria Island area, not to Lekki, but it sits where Victoria Island ends and the expressway begins, so renters compare it with Lekki Phase 1 all the time. It is an upmarket address of serviced flats, large houses, hotels and beach-front venues. In Oniru, a 2-bedroom luxury flat is indicatively ₦4,000,000–₦10,000,000 a year. Lekki Phase 1 is the original Lekki scheme and the first estate after the toll plaza. Admiralty Way, its main commercial road, runs from the first gate on the expressway to the Lekki-Ikoyi Link Bridge, which is why Phase 1 is the only part of Lekki with a second way out. It is the most established and most expensive part of the corridor, popular with professionals who work on Victoria Island and in Ikoyi. What about “Lekki Phase 2”?

You will see “Lekki Phase 2” in many adverts, but the label has no agreed boundary and different agents apply it to different stretches east of Phase 1. Treat it as marketing, and ask for the name of the estate and the nearest expressway bus stop. The one thing that is certain is that Chevron, Ikate and Osapa London are not in Lekki Phase 1, whatever a listing says.

The middle stretch: Ikate, Jakande, Osapa London and Agungi

Ikate, also written Ikate-Elegushi, comes straight after Phase 1. It is the upscale part of the middle stretch, filled with newer serviced apartment blocks and terraces, and it suits tenants who want Phase 1 convenience in a newer building. See the Ikate area page.

Jakande takes its name from the government-built Jakande housing estate, with private estates around the Jakande roundabout. It is the most affordable of the well-known Lekki areas, dense and lively, with markets and eateries close by. Some interior streets flood in heavy rain, so view in the wet season. Osapa London lies off the expressway between Jakande and Agungi. It is a mid-range residential estate of terraces, duplexes and blocks of flats, popular with young families. The “London” in the name is informal. Full detail is in the Osapa London guide.

Agungi is the neighbour immediately east of Osapa London, and the two are often reached by the same roads. It is a mid-range area of estates and open streets, and one of the better-value addresses this close to Phase 1. See the Agungi area page.

Igbo-Efon and Idado fill the gap between Agungi and Chevron. Both mix gated estates with open streets, and parts of them are low-lying, so the condition of the access road after rain matters more than the name. See the Igbo-Efon area page.

The Chevron end: Chevron, Ikota and VGC

Chevron is the area around the Chevron roundabout and along Chevron Drive, which runs from the roundabout into the peninsula. It is family territory, with many gated estates, schools and supermarkets, at rents below Phase 1. It is a separate community from Lekki Phase 1. Read the Chevron area guide.

Ikota follows Chevron and is known for Ikota Shopping Complex and the large Ikota Villa estate. It offers mid-range flats and duplexes with strong everyday shopping close by. See the Ikota location guide and the Ikota area page.

VGC, Victoria Garden City, is one of the oldest fully managed estates in Lagos, with controlled gates, its own shops and mostly detached and semi-detached houses. It suits senior professionals and families who put security and order first. See the VGC location guide and the VGC area page.

How Ajah, Sangotedo and Ibeju-Lekki relate to Lekki

Ajah begins after VGC, around the Ajah roundabout, and is still in Eti-Osa. Adverts often write “Lekki-Ajah”, but Ajah is its own area, with Addo Road, Badore, Ado and the Abraham Adesanya axis inside it; they are listed in areas in Ajah. Sangotedo is further east on the same expressway, anchored by Novare Mall, and is also in Eti-Osa.

Ibeju-Lekki is a different local government area altogether. It begins after Sangotedo and runs through Abijo and Awoyaya to the Lekki Free Zone, the refinery and the deep sea port. It is mainly a land and new-estate market, and “Lekki” in its name does not make it close to Phase 1. See the Ibeju-Lekki guide. Indicative annual rents along the corridor

These are indicative asking ranges for a full year. Serviced blocks with steady power sit at the top of each range, and most estates add a service charge.

  • Lekki Phase 1: 2-bedroom flat ₦2,000,000 – ₦3,500,000 per annum
  • Ikate: 2-bedroom flat ₦1,500,000 – ₦3,500,000 per annum
  • Osapa London: 2-bedroom flat ₦1,500,000 – ₦2,500,000 per annum
  • Agungi: 2-bedroom flat ₦1,000,000 – ₦1,800,000 per annum
  • Chevron: 2-bedroom flat ₦1,200,000 – ₦2,800,000 per annum
  • VGC: 2-bedroom flat ₦3,000,000 – ₦6,000,000 per annum
  • Ajah: 2-bedroom flat ₦800,000 – ₦1,800,000 per annum
  • Sangotedo: 2-bedroom flat ₦900,000 – ₦1,800,000 per annum

What to check before renting in Lekki

  • The real location: ask for the estate name and the nearest expressway bus stop. “Lekki” alone can mean anywhere from the toll plaza to Ibeju-Lekki.
  • Flooding: much of the corridor is low-lying. View after rain and look at the road from the gate to the expressway, not only the compound.
  • The expressway leg: every area except Phase 1 depends on the one road, and the further east you live, the more of it you sit on. The trip is described in the Ajah to Victoria Island commute guide.
  • Service charge and power: ask what the service charge covers, how many hours of power it buys and whether the meter is prepaid and separate.

Is Oniru in Lekki or Victoria Island?

Oniru is a planned estate on the eastern side of Victoria Island, in Eti-Osa Local Government Area. It is part of the Victoria Island area rather than Lekki, but it sits where Victoria Island ends and the Lekki-Epe Expressway begins, so it is often searched for together with Lekki Phase 1.

Is Ajah part of Lekki?

Ajah is a separate area at the eastern end of the Eti-Osa part of the corridor, after VGC. It is on the same expressway and in the same local government as Lekki, and adverts often write Lekki-Ajah, but residents treat it as its own place with its own, lower, rents.

Which part of Lekki is cheapest to rent in?

Within Lekki, Jakande is the most affordable of the well-known areas, followed by Agungi and the open streets around Igbo-Efon. Lekki Phase 1, Ikate and VGC are the most expensive. Rents fall again once you pass VGC into Ajah and Sangotedo.

How much is rent in Lekki?

It depends heavily on the area. Indicatively, a 2-bedroom flat in Lekki Phase 1 rents for ₦2,000,000–₦3,500,000 a year. Around Chevron the indicative range for a 2-bedroom flat is ₦1,200,000–₦2,800,000 a year. Serviced estates charge a service fee on top.
