Short Let in Ikeja: Best Areas, Prices & What to Expect

Short let apartments in Ikeja Lagos — GRA, Allen Avenue, Agidingbi, Alausa. Nightly rates, which zones suit business vs leisure travellers, and how to book near the airport.

Last updated: June 2026

Ikeja is Lagos's state capital and the hub of the mainland commercial corridor — home to Murtala Muhammed International Airport, the Alausa government secretariat, and the Ikeja GRA (Government Reserved Area), one of the most prestigious mainland residential addresses in Nigeria. Short let apartments in Ikeja serve a distinct traveller profile: business visitors, corporate assignees, airport arrivals, and government contractors. This guide covers which zones to target, what to expect to pay, and who Ikeja actually suits.

Why choose Ikeja for a short let?

Ikeja makes sense as a short let base in three specific situations:

  • Airport proximity: Murtala Muhammed International Airport (MMIA) is in Ikeja. If you arrive late, depart early, or have multiple flights, a short let in Ikeja GRA eliminates the 45–90 minute island commute each time. Ikeja to MMIA is 10–20 minutes at non-peak hours.
  • Business in the Ikeja corridor: The Ikeja GRA business district, Allen Avenue commercial strip, Oregun industrial estate, and Alausa government offices are all within 15 minutes of each other. If meetings are in this corridor, staying in Ikeja avoids the worst Lagos traffic.
  • Extended corporate assignment: For professionals on 2–12 week Lagos postings who need a serviced apartment base with reliable infrastructure, Ikeja GRA short lets offer the best mainland value for this profile.

When Ikeja is not the right choice: If your primary activities are on Lagos Island, Victoria Island, or Lekki — and you have no meetings in Ikeja — the commute from Ikeja to the Island during peak hours (Third Mainland Bridge or Carter Bridge) can be 60–120+ minutes. In that case, an Island-based short let is more practical.

Best areas for short lets in Ikeja

1. Ikeja GRA — best for quality and airport access

The Government Reserved Area is the premium Ikeja address. Wide, tree-lined streets, large compound houses, consistent building management, and a 10-minute drive to the airport. Most GRA short lets are in converted large properties or purpose-built serviced apartment blocks.

Who stays here: Senior corporate executives on Lagos assignments, foreign business visitors, diplomats, returning diaspora on short visits, airline crew on extended layovers.

Nightly rate range: 1-bed: ₦40,000–₦90,000 | 2-bed: ₦70,000–₦180,000 | 3-bed: ₦120,000–₦350,000

2. Allen Avenue / Allen — best for commercial access and nightlife

Allen Avenue is Ikeja's main commercial and entertainment strip. Short lets on Allen and its immediate streets put guests within walking distance of restaurants, bars, offices, and the Allen Avenue BRT terminal.

Who stays here: Business travellers who need to be in Ikeja CBD during the day but want evening options on foot. Mid-budget visitors. Nigerian diaspora who know Allen well.

Nightly rate range: 1-bed: ₦25,000–₦60,000 | 2-bed: ₦45,000–₦100,000

3. Agidingbi — best for value and business-district proximity

Agidingbi is a quiet residential area adjacent to Allen Avenue and the Ikeja CBD. It is popular with mid-budget business travellers who want a quieter environment than Allen but do not need GRA-grade pricing.

Nightly rate range: Studio: ₦15,000–₦30,000 | 1-bed: ₦25,000–₦50,000 | 2-bed: ₦40,000–₦80,000

4. Alausa / Oregun — best for Alausa government business

If meetings are at the Lagos State Government Secretariat or in the Oregun industrial estate, short lets on this axis are more convenient than Ikeja GRA. Infrastructure and building management standards vary more widely here than in GRA.

Nightly rate range: 1-bed: ₦20,000–₦50,000 | 2-bed: ₦35,000–₦80,000

What to look for in an Ikeja short let

  • 24-hour generator: Essential. Ikeja has reasonable EKEDC power supply for the mainland, but a 100% backup generator is the baseline for any quality short let property.
  • Water supply: Confirm borehole or water storage tank. Mains pressure is unreliable.
  • Airport transfer offer: Many Ikeja GRA operators offer airport pickup as part of a serviced package — useful if arriving without a local driver.
  • Security: GRA properties typically have estate-level security. Elsewhere, look for compound gates, CCTV, and night watchman as minimums.
  • Cleaning and laundry: Serviced apartments in GRA typically include daily or every-other-day cleaning. Self-catering apartments may charge extra.

How Ikeja compares to other Lagos short let zones

  • Ikeja GRA vs Ikoyi: Ikoyi is the premium island equivalent — similar quality, similar pricing, but 45–60 minutes from the airport. Choose Ikoyi for Island-centric stays, Ikeja GRA for airport-centric stays.
  • Ikeja vs VI / Lekki: Victoria Island and Lekki are better positioned for business travellers whose meetings are concentrated on the island. Ikeja is better for airport-adjacent stays.
  • Ikeja vs Gbagada: Gbagada offers mainland value with faster Island access. Ikeja offers airport access with better mainland commercial connectivity.
