Guest Guide: How to Book a Shortlet in Nigeria
Booking a shortlet in Nigeria is straightforward when you know what to look for. Follow these steps to find the right apartment, book it online and avoid surprises on arrival.
1. Choose your area and your shortlet
Browse by area below, then open a shortlet that suits your trip: business, holiday, relocation or a family visit. Check the photos, the description and how many guests it takes.
2. Confirm the apartment has what you need
Check beds, kitchen appliances, power or generator cover, Wi-Fi and parking. House rules show on your stay page after you book, so if a rule matters to you (visitors, parties, pets), message the host from the listing first.
3. Pick your dates in the booking box
If the listing has a booking box, green dates are free. Choose your check-in and check-out days and the box shows the full price before you pay: the nights, any cleaning fee and any refundable caution deposit.
4. Reserve and pay securely on Cabans
Press “Reserve” and we hold your dates for 30 minutes (half an hour) while you pay. You pay online, in naira, through Paystack. Paystack’s payment fee is added to your total, and you see it before you pay. Never pay for an online booking by transfer straight to a host.
5. Find your arrival details on your stay page
Once your stay is confirmed, the address, arrival steps and house rules are on your stay page in My Stays. Your door code and Wi-Fi password appear there after your host checks you in. They are never emailed.
Each step in more detail: reserve your dates, pay for your stay, cancel a booking, how refunds work, or the guest help centre.
Frequently Asked Questions About Shortlets in Nigeria
What is a shortlet apartment in Nigeria?
A shortlet is a fully furnished, self-contained apartment rented for short periods — typically nights, weeks, or a few months. They are popular for business travel, diaspora visits, event attendance, and temporary relocation in Nigerian cities.
How is a shortlet different from a regular rental?
Shortlets are furnished, available immediately, and rented short-term. Standard Nigerian rentals are yearly with unfurnished units. Shortlets are priced per night or month and include essentials like kitchen appliances, beds, and often generator power.
How much does a shortlet apartment cost in Nigeria?
It depends on the area, the size of the home, the dates and what is included, such as generator power, Wi-Fi, a pool or cleaning. Busy dates, such as December, usually cost more a night. To see real prices, open a shortlet and choose your dates: the booking box shows the price of each night and the full total before you pay.
Is generator power included in shortlet rates?
Many shortlet landlords include generator power in the quoted rate, but this varies. Always confirm whether diesel costs are included or billed separately, because diesel billed on top can add a noticeable daily cost.
What areas in Lagos have the most shortlet options?
Lekki Phase 1 has the highest density of Lagos shortlet apartments, followed by Ikeja, Victoria Island, Ikoyi, and Ajah. In Abuja, Wuse 2 and Maitama have the largest shortlet supply. All these areas are browseable on Cabans.
Can I book a shortlet for one month or longer?
Yes. Most Nigerian shortlet landlords offer monthly rates at a significant discount versus their nightly rate multiplied by 30. Monthly shortlets are especially common in Abuja and Port Harcourt for oil workers, contractors, and government staff. When you book online, the host’s longest stay applies (90 nights unless they set another), and any longer-stay discount shows in the price box before you pay.
Are shortlet listings on Cabans verified?
Cabans focuses on listing quality and verification. Before you reserve, check the listing page: the booking box shows the free dates, the full price, any cleaning fee and any caution deposit. If something you need is not on the page, message the host before you book.
Can I list my apartment as a shortlet on Cabans?
Yes. Property owners and managers can list shortlet apartments on Cabans to reach verified guests across Nigeria. There are no upfront fees or commission on enquiries. Hosts can also take bookings online: guests pick dates on the host’s calendar and pay through Paystack. On a booking paid online, Cabans takes a 5% commission, and the host is paid within 7 days after the stay, or sooner when the guest approves the payment after the trip.
Can I book and pay for a shortlet online on Cabans?
Yes, when the listing shows a booking box with dates and a price. Pick your dates, press “Reserve”, then pay securely online through Paystack, in naira. “Reserve” holds your dates for 30 minutes and nothing is charged until you pay. Paystack’s payment fee is added to your total and shown before you pay. A shortlet without a booking box is not taking online bookings yet; you can still message the host from the listing.
Can I cancel a shortlet booking for free?
Yes, until the host’s free-cancellation time, which the booking box shows before you pay. Cancel in time and you get back 100% of your booking: the nights, any cleaning fee and any caution deposit. Paystack’s payment fee is not refunded. Refunds reach you within 14 days at most, usually in about 5 days. If you book after the deadline has passed, the stay cannot be cancelled.
Is the caution deposit on a shortlet refundable?
Yes. A caution deposit is money you pay in case something gets damaged. The host sets a fixed amount in naira and you pay it once with your booking. After you leave, the host checks the home and releases it. If the host says something was damaged, the Cabans team looks at both sides and decides.
