Where to Stay in Abuja: Best Areas for a Shortlet

Where to stay in Abuja: the best areas for a shortlet by purpose, from Maitama and Wuse 2 for business to Jabi for leisure and Gwarinpa for longer stays.

Looking for a home in Abuja?

Good ones go in days. Get an email when a new one is listed — free, no password, and you can stop it any time.

The best place to stay in Abuja depends on why you are there. For government, embassy or business visits, stay in Maitama, Wuse 2 or Asokoro. For shopping, food and a central base at a lower price, look at Jabi, Wuse and Utako. For longer or cheaper stays, look at Gwarinpa, Kubwa or Lugbe, and plan for the ride in.

Abuja is a planned city, so the districts are clearly laid out and each has its own feel. This guide matches each area to the kind of trip it suits. When you know where you want to be, see shortlet apartments in Abuja.

Choosing by what you are in Abuja for

One rule works everywhere: stay close to where you need to be each morning. A cheaper shortlet across town can cost you the saving in rides and time.

Maitama, Asokoro and Wuse 2

Maitama

Maitama is one of Abuja’s most upmarket districts, north of the city centre. It has wide, leafy streets, many embassies and high commissions, and government offices. It is quiet at night and suits business visitors, diplomats and families who want calm. Millennium Park, one of the city’s largest parks, is here. Read our Maitama area guide or browse shortlets in Maitama.

Asokoro

Asokoro sits on the east side of the city, near the Presidential Villa, with many official residences. Security is heavy and the streets are very quiet. It suits official visits and anyone who values privacy. There are fewer shops and restaurants than in Wuse 2, so expect to ride out for them. Compare the two in Maitama vs Asokoro, or browse shortlets in Asokoro.

Wuse 2

Wuse 2 is busy and central, full of offices, plazas, restaurants and lounges. It suits visitors who want everything close by, day and night. Streets such as Aminu Kano Crescent are lined with places to eat and shop. The trade-off is noise and traffic on the main roads, so ask whether the flat is on a busy street. Browse shortlets in Wuse 2.

Jabi, Wuse and Utako

Jabi

Jabi is built around Jabi Lake and the Jabi Lake Mall. It mixes homes, offices and places to relax, and it draws a young, professional crowd. It is central and usually costs less than Maitama for a similar flat. Read the Jabi area guide.

Wuse

The wider Wuse district is split into numbered zones and includes Wuse Market, one of the city’s busiest markets. It is lively and practical, with more mid-range homes than Wuse 2. It suits visitors who want to be central without paying the top prices.

Utako

Utako sits between Jabi, Wuse and Mabushi. It has Utako Market and the terminals where many intercity buses leave, so the main roads are busy from early morning. Behind them are quieter streets. Utako, Jabi and Mabushi run into one another, so ask for the exact address and check it on a map. See the Utako area guide.

Also close to the centre: Garki

Garki is one of the older districts, south of the Central Business District. It has markets, offices and a wide mix of homes, and it is often cheaper than Maitama or Wuse 2. Browse shortlets in Garki.

Gwarinpa, Kubwa and Lugbe

Gwarinpa

Gwarinpa is a very large residential estate, north-west of the centre. It is full of family homes and flats, with shops and services of its own. It is often good value for longer stays and bigger groups. The catch is the weekday traffic into the city at peak times. Browse shortlets in Gwarinpa.

Kubwa

Kubwa is a big satellite town further out, along the Kubwa Expressway. It is usually one of the cheaper places to stay in the capital. It suits long stays and visits to family nearby, but the ride into the centre can be slow in the rush hour. Read the Kubwa area guide.

Lugbe

Lugbe lies along Airport Road, between the city centre and the airport. It is affordable, and many newer homes are in gated estates. It suits early flights, late arrivals and people who fly often. Read the Lugbe area guide.

Other areas worth a look include Life Camp, Katampe, Jahi, Guzape, Lokogoma and Apo. Our list of areas in Abuja covers them all.

Getting around

Abuja’s roads are wide and well laid out, and many central trips are quick. The roads into the city from the satellite towns are the slow ones: into the centre in the morning, and out again in the evening. We have not timed every route, and ride times change a lot by the hour.

  • Ask your host how long the ride usually takes to where you need to be, at the time you will travel.
  • Ride-hailing apps or a hired car with a driver are the easy ways to get around. Keep some cash for small trips.
  • Leave extra time for the airport. Checkpoints and traffic can slow the ride.
  • Save the exact address and a landmark, so drivers can find the gate at night.

Our area guides give more detail on each district, and our guide to relocating to Abuja covers longer moves.

Booking tips

  1. Book early for busy dates, such as the Christmas season and big conferences, when central homes fill up.
  2. Check power and water. Ask how many hours the backup power runs, and whether it runs the air conditioning at night.
  3. Check the exact address on a map before you pay, and ask which estate or street the home is on.
  4. Read the house and estate rules on visitors, parking and noise.
  5. Ask about longer stays. Some hosts charge less per night for a week or a month. Read cheap shortlets in Abuja for more ways to save.
  6. Know the caution deposit, and when you get it back.
  7. Never pay a stranger by transfer to hold a flat, however good the offer sounds.

Booking an Abuja shortlet on Cabans

When an Abuja shortlet on Cabans takes bookings online, its page has a booking box with a calendar. Green dates are free. Pick your check-in and check-out days, and the “Price Breakdown” shows the nights, any discount, the “Cleaning fee”, the “Caution deposit (refundable)” and the “Total”.

You pay securely online through Paystack. Paystack’s payment fee is added and shown before you pay, and it is not refunded. The booking box also shows until when you can cancel for a full refund. Refunds reach you within 14 days at most, and usually in about 5 days. Our help guide shows how to check dates and the price for a stay.

Frequently asked questions

What is the best area to stay in Abuja?

It depends on why you are in Abuja. For official visits and business, Maitama, Wuse 2 and Asokoro keep you close to ministries, embassies and offices. For shopping and food at a lower price, look at Jabi, Wuse and Utako. For longer or cheaper stays, look at Gwarinpa, Kubwa or Lugbe.

Where should I stay in Abuja for a business trip?

Stay as close as you can to your meetings. Maitama and Wuse 2 suit many business visitors, because they are central and have restaurants and quiet streets. Asokoro suits visits to the Presidential Villa area and official residences. Ask for the exact address and check the ride.

What is a good area to stay in Abuja on a budget?

Gwarinpa, Kubwa and Lugbe usually cost less per night than the central districts. Utako and parts of Wuse are cheaper central options. Budget for longer rides into the city at busy times, and compare the full price for your dates, not just the night price.

Which area is closest to Abuja airport?

Lugbe is on Airport Road, between the city centre and Nnamdi Azikiwe International Airport, so it suits early flights and late arrivals. Always leave extra time for the airport, because checkpoints and traffic can slow the ride.

Where should I stay in Abuja for nightlife and restaurants?

Wuse 2 has the widest choice of restaurants, lounges and bars, and Jabi has the lake, the mall and a lively young crowd. Both are central, so rides home at night are short. Check the house rules if you plan to bring friends back.

Is it safe to stay in a shortlet in Abuja?

Take the same care you would in any big city. Choose a home with a secure gate or estate, check the exact address before you pay, arrive in daylight if you can, and never pay a stranger by transfer to hold a flat.

Can I book an Abuja shortlet online on Cabans?

Yes, when the listing shows a booking box with a calendar. Pick your dates, check the full price and pay securely online through Paystack. Paystack’s payment fee is added and shown before you pay, and it is not refunded. If you cancel before the free-cancellation time, you get back the nights, the cleaning fee and the caution deposit, usually in about 5 days and within 14 days at most.
