For Nigerian landlords and invited tenants
Collect Rent Online in Nigeria: Free for Landlords
Bring rent payment, receipts and reminders into one tenancy record. Set up a tenancy, invite your tenant by email and let them pay rent online through the Cabans website.
Rent collection is free for landlords; the tenant pays a processing fee on top of rent, shown before they pay.
A landlord app on the web for rent and tenancy records
Use Cabans as a rent collection app in your browser. It brings online rent payment and the records around a tenancy together, while you remain the landlord responsible for the property and tenancy.
Agree the rent schedule and invite by email
- The problem
- A payment request without the property or rent period can leave both sides unsure what is due.
- On Cabans
- Choose yearly, quarterly or monthly rent in "Set up a tenancy", enter the tenant's email address and send an invitation once your business is approved.
- The result
- The invited tenant sees your approved brand or company name and accepts the tenancy with the invited email address.
Collect rent online and keep receipts
- The problem
- Following separate payment messages makes it harder to know which charge has been paid.
- On Cabans
- The tenant chooses "Pay", reviews the fee breakdown and continues to Paystack. After payment is confirmed, "View receipt" opens the receipt with "Print / Save as PDF".
- The result
- Both sides can find a payment record against the tenancy rather than relying on a transfer message alone.
Track rent and reminders in one place
- The problem
- Due dates and follow-up notes can become scattered across a calendar and a notebook.
- On Cabans
- Set the rent reminder with "Remind the tenant before rent is due (days)" when creating the tenancy. Review its rent schedule, balance, overdue balance and payment ledger.
- The result
- Use the tenancy as a rent tracker, with the reminder timing and payment record together so you can follow up on what remains due.
Record cash and transfer payments, with a correction trail
- The problem
- Payments received outside online checkout still need to be reflected in the tenancy record.
- On Cabans
- Use "Record payment" for money already received, including partial cash or transfer payments. Use "Reverse payment" with a reason to correct an offline record.
- The result
- The ledger keeps the recorded payment and any reversal reason. Recording a payment does not move money through Cabans.
Keep other charges and the agreement on file
- The problem
- Service charge and an agreement can become detached from the rent record.
- On Cabans
- Use "Add charge" to record other agreed charges and "Upload agreement" to keep the tenancy agreement under "Documents".
- The result
- The tenant can review charges and open the agreement from the same tenancy. Uploading a file does not replace review or signing by the parties.
Follow maintenance requests
- The problem
- Repair details spread across conversations are easy to lose.
- On Cabans
- Tenants can use "Open a maintenance request", add photos and message their landlord. The landlord can change "Request status", add a response and use "Send message".
- The result
- The tenancy record helps you follow the request. You or your contractor still arrange and carry out the repair.
Follow rent payouts to your bank account
- The problem
- A tenant payment and a payout to the landlord are separate records to reconcile.
- On Cabans
- Open "Payouts" to see online rent payments, payout status and the "Transfer reference" recorded by the Cabans team.
- The result
- Payouts go to your payout bank account once the online payment is confirmed and an approved bank account is on file. No fixed number of days is promised.
How it works
Choose your business profile
Start from your landlord business profile. Your store or business must be approved before you can send an invitation.
Set up the tenancy
Open "Rent collection" and choose "Set up a tenancy". Enter the property and tenant details, agree yearly, quarterly or monthly rent, and set the first due date and reminder timing.
Invite your tenant by email
Use "Send invite" once your business is approved. The tenant sees your approved brand or company name and accepts with the email address you invited.
The tenant reviews and pays
The tenant opens the tenancy in "My rent", checks the charge and chooses "Pay". The fee breakdown appears before "Continue to Paystack".
Keep the tenancy records together
Follow receipts and the "Payment ledger". Record money already received by cash or transfer, add other charges, upload the agreement and follow maintenance requests.
Check your payout
Open "Payouts" to follow online rent payments. The Cabans team sends the payout to your approved payout bank account and records a "Transfer reference".
Invited by your landlord? Pay rent and keep your records
- Open the email invitation and check the landlord's approved brand or company name. Use "Sign in" or "Create an account" with the invited email address, choose your personal profile and select "Accept invitation".
- Open "My rent", choose your tenancy and review "Charges and payments" to see what is due.
- Choose "Pay" on an eligible charge. Check "Cabans service fee", "Payment processing fee" and "Total to pay" before "Continue to Paystack".
- After payment is confirmed, find "Receipts and payment history", open "View receipt" and use "Print / Save as PDF" if you need a copy.
- Report a repair with "Open a maintenance request" and follow it with your landlord. Open the agreement in "Documents" once your landlord has uploaded it.
What rent collection costs
Rent collection is free for landlords; the tenant pays a processing fee on top of rent, shown before they pay.
The payment screen shows "Charge", "Cabans service fee", "Payment processing fee" and "Total to pay" before checkout. Your landlord receives the full amount paid towards the rent charge.
What it does not do
- Rent collection is on the web today. The mobile app release with it is not out yet.
- There is no bank direct debit or automatic deduction. The tenant starts each online payment.
- It does not provide credit checks, tenant screening, legal enforcement or eviction help. Cabans is the marketplace; the tenancy remains between landlord and tenant.
- Do not treat other-charge records as deposits held in escrow.
- Online checkout covers a whole charge. If a partial cash or transfer payment has been recorded, arrange the remaining balance with the landlord.

Frequently asked questions
Is rent collection free for landlords?
Rent collection is free for landlords; the tenant pays a processing fee on top of rent, shown before they pay.
What does the tenant pay?
The tenant pays the rent charge plus a processing fee. Before they pay, the screen lists "Charge", "Cabans service fee", "Payment processing fee" and "Total to pay". Review those lines before choosing "Continue to Paystack".
Does the tenant need an account?
Yes. The tenant chooses "Sign in" or "Create an account" from the emailed invitation, uses the email address the landlord invited, and chooses their personal profile before "Accept invitation". The tenancy then appears in "My rent".
Can I record cash or bank transfer payments?
Yes. Use "Record payment" for money you have already received by cash or bank transfer. You can record part of a charge. If you made a mistake, use "Reverse payment" on an offline payment and give a reason; the original record stays in the ledger.
When and how do I get paid?
Once the online payment is confirmed, the Cabans team sends the payout to your store's payout bank account. The payout waits until an approved bank account is on file. Use "Manage payout bank account" if needed, and check "Payouts" for its status and "Transfer reference". No fixed payout time is promised.
Can I send an invite before my business is approved?
No. Your store or business must be approved first. Until then, "Send invite" is greyed out with the reason. You can prepare the tenancy and return to send the invitation after approval.
Can I use Cabans as a rent payment app?
Rent collection is available on the Cabans website for now. Use it in your browser; the mobile app release with rent collection is not out yet.
What if the tenant pays part of the rent?
A landlord can record a partial cash or transfer payment. Online payments cover a whole charge. Once a partial payment is recorded against a charge, the tenant must arrange the remaining balance with the landlord; the page shows that instruction instead of "Pay" for that charge.
