A serviced apartment gives you a whole furnished flat, with a kitchen and a living room, plus services such as cleaning. A hotel gives you a room, with a front desk, a restaurant and daily housekeeping. For one or two nights on your own, a hotel is often simplest. For a week or more, or for a family, a serviced apartment often gives you more space for the money.
This guide compares the two for trips in Nigeria: space, cooking, services, the cost over a week or a month, deposits and cancellation. Then it helps you choose.
The difference in one table
| Serviced apartment | Hotel | |
|---|---|---|
| What you get | A whole flat: bedrooms, living room, kitchen | A room, sometimes a suite |
| Kitchen | Yes, usually fully equipped | Rarely; you eat out or order in |
| Cleaning | Varies: daily, a few times a week, or between guests | Usually daily |
| Front desk | Sometimes a caretaker or reception | Yes, usually all day and night |
| Food | You cook, or the host may sell breakfast or meals | Restaurant, room service, often breakfast |
| How the price works | For the whole flat, however many people (up to the limit) | Per room, so a family may need two or more |
| Longer stays | Often a discount for a week or a month | Sometimes a lower rate for long stays; ask |
| Deposit | Often a refundable caution deposit | Often a card hold or a deposit at check-in |
| Privacy | Your own front door | Shared lobby, lifts and corridors |
A serviced apartment is one kind of shortlet: a furnished home for a short stay, with services added. For Lagos in particular, our guide to shortlets vs hotels in Lagos compares areas and trip types.
Space and cooking
Space is the biggest difference. In a serviced apartment you can work at a table, cook dinner, and let the children play while you rest in another room. In a hotel, the bed is also your office and your dining table.
A kitchen changes a long trip:
- You eat what you want, when you want: your own breakfast, your own jollof, food for a child with allergies.
- You spend less on meals. Eating out three times a day adds up fast over a week.
- You can shop like a local at the market or supermarket near the flat.
On a short work trip, you may never cook. Then the kitchen matters less, and a hotel restaurant is handy.
Services and cleaning
“Serviced” can mean a lot or a little. Before you book, ask exactly what is included:
- How often is the flat cleaned, and are towels and bed linen changed?
- Is there laundry, or a washing machine?
- Is there a caretaker or reception on site, and at what hours?
- How many hours of power are there, and is there an inverter, solar or a generator?
- Who do you call if something breaks at night?
- Is there security at the gate, and parking?
A hotel answers most of these the same way everywhere: daily cleaning, a front desk and on-site staff. That is what you pay for. A serviced apartment gives you more space, and the services you agree with the host.
On Cabans, once you are checked in, your stay page has “Stay services”. You can ask for “Room service” (fresh towels, bed linen or supplies), a “Cleaner”, or “Call for help”, or you can “Report an issue”. Some hosts also sell extras, such as bottled water or breakfast, with free delivery to your stay. See how to ask your host for help during your stay.
Price over a week or a month
The night price alone does not tell you which is cheaper. Add up the whole trip. These are the lines to compare:
| Cost | Serviced apartment | Hotel |
|---|---|---|
| Rooms | One flat for everyone, up to the guest limit | One room per couple or family, often more |
| Nights | Night price, less any discount for a longer stay | Room rate per night |
| One-off fees | A cleaning fee, charged once per stay | Usually none |
| Taxes and service charges | Check whether the price includes everything | Check whether they are added to the room rate |
| Meals | Your own groceries | Restaurant or room service |
| Laundry | Your own washing machine, or a service | Hotel laundry, charged per item |
| Deposit | A refundable caution deposit | A card hold or refundable deposit |
As a rule of thumb, the longer the stay and the bigger the group, the more a serviced apartment pulls ahead. A family of four for two weeks pays for one flat and cooks most meals. The same family in a hotel pays for two rooms and eats every meal out.
For one person on a one-night trip, the sums can go the other way. A cleaning fee spread over one night weighs heavily, and you will not use the kitchen. Compare real prices for your dates in serviced apartments in Lagos and serviced apartments in Abuja.
Deposits and cancellation
Both kinds of stay may ask for money up front. Know what you are paying before you book:
- Caution deposit. Many serviced apartments ask for one. It is your money, held in case of damage, and it should come back after you leave, less the cost of anything you broke.
- Hotel deposit. Many hotels hold an amount on your card, or ask for a deposit, when you check in. Ask how and when it is released.
- Cancellation. Both set their own rules. Find out until when you can cancel, and how much comes back.
Never pay a deposit by bank transfer to someone you have not checked. Our guide to shortlet scams lists the warning signs.
On Cabans, a shortlet that takes online bookings shows the caution deposit and the free-cancellation deadline before you pay, for example “Free cancellation until Tue 6 Oct 2026, 14:00 WAT”. Cancel before then and you get a full refund of the nights, the cleaning fee and the deposit. You pay online through Paystack, and Paystack’s processing fee is paid by you and shown before you pay. That fee is not refunded. Refunds reach you within 14 days at most, and usually in about 5 days.
For business trips
On a work trip, the question is whether you can do your job from where you stay. Check these before you book either kind:
- Power for calls. Ask how many hours of power there are, and whether the Wi-Fi stays on during a power cut.
- A proper desk or table, not just a bed and a sofa.
- A receipt for your company. Ask before you pay whether you can get one in the company’s name.
- Location. Stay near your office or meetings, not near the cheapest room.
For a week or more on one project, a serviced apartment usually wins. You can cook, spread out and keep your own routine.
For families
Families usually get more from a serviced apartment, but check the details:
- Enough beds for everyone, and a cot if you need one.
- Safety: balcony rails, window locks, and a fence around any pool.
- A washing machine, because children make laundry.
- A kitchen with pots, plates and a working fridge.
- Space for children to play, and parking for the family car.

Frequently asked questions
